Coworking has become an increasingly popular option for small and medium-sized businesses in Oslo. But what does it actually cost—and is it worth it? Coworking is not necessarily more expensive than traditional offices

It’s easy to assume that coworking is expensive—especially when only looking at the price per square meter or per desk. But this comparison is often misleading. A coworking office may have a smaller private office space than a traditional office, but also provides access to significant shared areas: social zones, meeting rooms, kitchens, lounges, and more. When you include this space, and factor in the typical shared area markup used in traditional buildings, the difference is much smaller—and in some cases, coworking solutions are actually cheaper.

What does coworking cost in Oslo?

When we talk about coworking prices in Oslo, we usually refer to the monthly price per desk for a private office—that is, a locked room exclusively for your company. In today’s market, prices range from around NOK 5,000 to NOK 13,000 per desk per month. Some exclusive locations and specialized concepts may be priced even higher.

Based on experiences from transactions and agreements we at Spacefinder have been involved in, we estimate an average rent of about NOK 7,500 per desk per month for central and presentable coworking locations in Oslo.

Union’s coworking survey from winter 2025 shows slightly higher numbers: they estimate the average rent in Greater Oslo at NOK 8,100, with a median of NOK 6,900 per desk. The differences may be due to variations in data sets and which buildings and concepts are included.

What do you actually get for your money?

One of the main advantages of coworking is the “all-inclusive” package. This typically means your rent includes:

  • Internet and electricity

  • Cleaning and maintenance

  • Reception and access control

  • Furniture and technical equipment

  • Coffee, and sometimes snacks

  • Shared areas and social zones

What many don’t consider is that operational costs in coworking spaces are often substantial—and included in the price. In a traditional office lease, these costs are added on top. Factoring everything in, we estimate this corresponds to about a 40% increase in total costs compared to what you see as “base rent” in a standard office building.

Many coworking operators also earn margins through services such as meeting room bookings. Some include meeting rooms in the rent, while others charge separately—typically from NOK 99 to NOK 700–800 per hour, depending on size and facilities. What makes sense depends on your company’s meeting needs.

Is Coworking worth it?

Coworking can seem expensive when looking at the price alone, but the overall value is often high—especially for smaller companies that don’t need their own meeting rooms, shared spaces, and full infrastructure. For many tenants, flexibility, community, and professional environments matter more than price per square meter.
