Where can you find available commercial space in Norway? The places worth looking

Most people start their search on Finn.no, but far from all available premises are listed there. We walk through where commercial space actually becomes available in Norway, and how to get an overview of the market.

When a company needs new premises in Norway, Finn.no is the natural place to start. But available space is spread across many channels: landlords’ own websites, brokerage firms, serviced office and coworking operators, companies looking to sublet, and premises that are never advertised at all. The more of these channels you know, the better your overview.

Finn.no

Finn.no is Norway’s largest online marketplace and has its own category for commercial property for rent, where landlords, brokers and private owners list office, warehouse, retail and other commercial premises. It is the single largest place to search, and searching is free. The site is in Norwegian, so look for the category “Næringseiendommer til leie”.

The listings are written by each landlord or broker, and how much information they contain varies. Many give a floor area range for a whole building rather than a specific space, and the price is often not stated. You then have to contact each landlord to find out what is actually available and what it costs.

Landlords’ and brokers’ own websites

Many larger landlords list available premises on their own websites, and the brokerage firms that let space on behalf of landlords often have their own listings. Here you will sometimes find premises before they reach Finn.no, or premises that are never listed there. The drawback is that each site only shows one company’s portfolio, so you have to go through many to get the full picture. Read more about who the broker actually works for.

Serviced offices and coworking

If you need flexibility, or you are a small team, serviced offices and coworking can be an alternative to a traditional lease. Operators usually list available desks and offices on their own websites, and some landlords have also started their own coworking spaces. See the difference between serviced offices, coworking and a traditional office.

Subletting

When a company has more space than it needs, subletting is often the way out. Sublets are advertised on Finn.no, through brokers and on marketplaces, but many are also arranged through networks. A sublet can give you a shorter commitment and often a lower price than a new lease with the landlord, but you are bound by the framework of the original lease. Read what you need to know about subletting.

Premises that are never advertised

Some premises are let without ever being advertised. It may be space that becomes available when a tenant moves out, or landlords who prefer to let discreetly through brokers and networks. You can only reach these by asking. With our off-market request, you send your requirements to landlords who are not actively advertising, in a single request.

Marketplaces that bring everything together

A marketplace like Spacefinder brings available premises from many landlords, brokers and operators together in one place, with prices and key information, so you can compare them directly. You can search yourself, or get an advisor to go through the market for you. Read more about how Spacefinder works.

How to get the most out of your search

Know what you need before you search. Number of employees, floor area, location, budget and move-in date determine which channels are worth your time. The needs analysis takes you through the questions.

Compare the total cost, not just the rent. Service charges, fit-out and furniture can add up. See how to calculate the total cost.

Start early. The earlier you start, the more options you have. Read when to start looking for new office space.
