A team of five can move into a fully furnished office in the city centre next week, with internet, coffee and meeting rooms ready. The price of that flexibility is between NOK 7,500 and NOK 10,500 per person per month.
In Oslo in 2026, a private office in a serviced office costs from around NOK 4,000 per person per month in the outer districts to more than NOK 10,000 in Vika and Aker Brygge. A dedicated desk or hot desk in an open-plan area costs less. In this guide we go through prices area by area, explain what is included and who serviced offices are right for.
The prices come from our office calculator, which we updated in October 2026. They are based on published price lists from serviced offices and coworking spaces and on UNION's coworking survey. The figures show the price per person per month for a private office, normally excluding VAT and including common costs.
Serviced office, coworking and shared office: what is the difference?
The terms are often used interchangeably, but there are three main types of space you can rent. A private office is a lockable room for your team, with access to shared areas, meeting rooms and a kitchen. This is what most people mean by a serviced office, and it is the price we give for each area. A dedicated desk is your own desk in an open-plan area, reserved for you. A hot desk gives you access to any free desk in the open-plan area when you need it, but without a desk of your own.
Coworking spaces and shared offices tend to put more emphasis on the social side, with events and a network of other companies in the building. Serviced offices more often target companies that want a professional office with services included, without taking responsibility for running it themselves. Read more about what coworking is and how it works.
What does a hot desk or dedicated desk cost?
In the price lists we have reviewed, a hot desk in Oslo typically costs from around NOK 3,500 to NOK 4,000 per month, and a dedicated desk from around NOK 4,000 to NOK 5,200. Some places offer simpler memberships from around NOK 2,500.
A hot desk suits people who work a lot from home or at clients' offices and only need the office a few days a week. A dedicated desk suits people who are in the office most days and want their own desk. If you need to be able to close the door for phone calls and confidential meetings, a private office is the right choice.

What is included in the price
What makes a serviced office simple is that most costs are bundled into one monthly price. Common costs, electricity, internet, cleaning, furniture, coffee and access to shared areas are normally included. You avoid buying furniture, signing separate contracts for cleaning and internet, or paying for fit-out.
Meeting rooms are included at 63% of centres according to UNION's coworking survey, but rarely for hot desks. Use beyond what is included is usually charged by the hour, from a few hundred kroner to more than NOK 1,000 for the largest rooms.
Other services often come on top, such as parking, printing, catering for meetings and events. According to UNION, such additional services make up 15% of centres' revenue on average. Ask what is included before you compare prices.
Prices are normally quoted excluding VAT. If your company is not VAT-registered, ask for the total price including any VAT before you decide.
Commitment period and terms
One of the main reasons to choose a serviced office is flexibility. Many centres offer short agreements, in some cases with monthly notice, while a standard lease often runs for three to ten years. Terms vary a lot, however, and a longer agreement may give a lower price.
Also check how quickly you can add or reduce desks, and what it costs to move to a larger office in the same centre. For a growing team, that is often as important as the monthly price itself.
Who are serviced offices right for?
Serviced offices suit companies that need flexibility more than premises of their own. That includes start-ups and fast-growing teams that do not know how many they will be in a year, companies that need a temporary office while waiting for new premises, and international companies that want to establish themselves in Oslo without a long commitment. Smaller advisory and consulting firms also use serviced offices to get a central address and professional meeting rooms.
Your own office is a better fit when the team is stable, you plan to stay in the same place for several years, or you need space for your own meeting rooms, storage or special adaptations. Many start in a serviced office and move to their own office once the team has grown and their needs are more predictable. See what it costs to rent your own office in Oslo in 2026.
The serviced office market in 2026
UNION's latest coworking survey, with figures from January 2025, counted 44 operators and around 13,500 workstations in Oslo, Bærum and Asker. Average occupancy was 69%, down 11 percentage points in a year, while according to UNION the centres need around 82% occupancy to break even. Only 40% of centres had occupancy consistent with profitable operation. The median price for a private office was NOK 6,900 per person per month, around 3% higher than the year before.
At the same time, serviced offices face more competition from standard office premises. Half of the operators in the survey said competition from traditional premises had increased, because landlords have become more flexible on lease terms and conditions. With office vacancy at 8.0% in Oslo, Asker and Bærum as of September 2026 according to DNB Næringsmegling, tenants have plenty of options. Several landlords have also started their own shared offices, which we have written about in landlords as coworking operators.
For tenants, this means there is often room to negotiate, especially if you need several desks or can commit for a longer period.
